Mugar’s Cliff House Sells for $14 Million, Sets New St. John Real Estate Record

After a few slagging months, the St. John real estate market seems to be buzzing with activity again with a new record high home sale being set recently.

Starfish Market owner David Mugar’s Cliff House in Peter Bay Estates was sold for $14 million by Debbie Hayes, GRI and broker associate with Town and Country Real Estate Inc.

Built in 1992
The more than 9,000-square foot house, built in 1992, was on the market for only a few months before being purchased by a couple from New York. The sale closed on March 16.

The sale was a “win-win transaction,” according to listing agent, Christie O’Neill, broker and co-owner of Holiday Homes of St. John Inc.

“There were delightful buyers and delightful sellers and everyone was very happy,” said O’Neill. “It was a win-win transaction. Everyone got what they wanted.”

“Exciting Way to Start the Year”
The sale kicked off the St. John real estate year with a bang, explained Hayes.

“It was a really exciting way to start the year and the sale got the real estate agents excited about the upcoming season,” Hayes said. “I can see now, with the contracts coming in, it is going to be a really exciting year for the real estate market on St. John.”

Setting a new record for highest-priced home sale is reassuring, O’Neill explained.

“It is good for the the island to know that our values are strong and St. John continues to be a very desirable place to live,” said O’Neill.
